Before You Approve exists because too many homeowners receive expensive recommendations without fully understanding what they are really being shown. After more than two decades in the industry, I have seen how easily people can feel overwhelmed, uncertain, or pressured into making costly decisions. That is why I created this service.
This is not about questioning companies or assuming every recommendation is wrong. It is about helping homeowners slow down, understand the information in front of them, and feel confident before approving expensive work.
Why I Created Before You Approve™
I did not learn this work from behind a desk. For more than 20 years, I crawled under homes, worked in attics, reviewed inspection reports, helped sell and carry out these services, and sat at kitchen tables with homeowners helping them understand what truly needed attention first.
I also saw the pressure built into the industry. Many people selling termite, crawlspace, and moisture services are paid primarily—or entirely—by commission. That does not make every recommendation wrong. Sometimes the work truly needs to be done and the evidence supports it. But I also heard inaccurate explanations and saw homeowners pushed toward expensive work without enough proof or a clear explanation.
My field career ended after I fell through an attic while performing an inspection and severely injured my ankle and knee. I could no longer safely crawl under homes, but I still had decades of experience that could give homeowners clarity, confidence, and peace of mind before making an expensive decision. That is why I created Before You Approve™.
I hold a current Wood Destroying Insect license. I use that knowledge to review the proposal, reports, photographs, warranties, and other information you already have. I do not sell treatment or repairs, and I do not earn a commission from what you decide.
This service isn't about proving a company right or wrong, and it isn't about telling you to move forward or walk away. It's about giving you an independent perspective so you can make an informed decision with confidence. I believe every homeowner deserves to understand exactly what is being recommended before spending hundreds or thousands of dollars on repairs.
When I review your proposal, I approach it the same way I would if it were my own family asking for my opinion. I look at what the evidence supports, what still needs clarification, what questions should be answered, and whether the documentation truly matches the recommendation. If everything is well supported, I'll tell you. If something deserves another question or a closer look, I'll tell you that too.
