Please read these limitations before purchasing or relying on an analysis.
1. Educational document analysis only
Before You Approve provides an independent educational analysis based solely on the documents, photographs, messages, and other materials the customer submits. The purpose is to explain what the documentation says, identify unclear or unsupported areas, and help the customer prepare informed questions before approving expensive work.
2. No on-site inspection or verification
I do not visit the property, open walls, enter crawlspaces, take measurements, perform testing, verify moisture levels, identify active organisms, confirm damage, or independently verify statements made by a contractor or inspector. Conditions that are not shown or described in the submitted materials cannot be evaluated.
3. Not a diagnosis, certification, or treatment plan
The service is not a structural, engineering, fungal, mold, environmental, medical, legal, code, or real-estate diagnosis or opinion. It is not a pest-control inspection, wood-destroying-insect report, clearance letter, certification, appraisal, treatment prescription, repair design, or warranty.
4. No contractor determination or endorsement
I do not certify, endorse, disqualify, or guarantee any contractor, inspector, product, price, scope, treatment, repair, or warranty. I do not determine that a contractor is honest or dishonest, right or wrong, qualified or unqualified. Any comments about pricing or scope are educational observations based on the submitted documents, not an appraisal or market-price guarantee.
5. No guarantee of savings or outcome
The service does not guarantee savings, a lower price, cancellation of work, successful negotiation, contractor cooperation, a particular repair or treatment result, discovery of every issue, prevention of future damage, or any legal, insurance, inspection, resale, or property-condition outcome.
6. Customer decisions and professional advice
The customer remains responsible for choosing contractors, comparing proposals, authorizing or declining work, confirming licensing and insurance, reviewing contracts and warranties, obtaining on-site inspections or testing, and seeking advice from qualified legal, engineering, structural, environmental, real-estate, tax, insurance, or other professionals when needed.
7. Time-sensitive and changing conditions
Property conditions, prices, company policies, warranties, regulations, and treatment recommendations may change. An analysis reflects only the materials available at the time it is prepared and should not be treated as a permanent statement about the property or any company.
8. Third-party information
Submitted reports, photographs, proposals, and statements may contain errors or omissions. Before You Approve is not responsible for the accuracy, completeness, or legality of information created by a customer, contractor, inspector, seller, agent, or other third party.
9. Emergencies and immediate hazards
This service is not intended for emergencies. If you believe there is an immediate safety risk, active structural failure, hazardous exposure, fire, flooding, electrical danger, or another urgent condition, contact the appropriate emergency service or qualified local professional instead of waiting for a document analysis.
10. Acceptance
By purchasing or using the service, you acknowledge that you understand these limitations and that the analysis is one source of educational information—not a substitute for an on-site evaluation or licensed professional advice.
